Challenge

Long permit review times and multiple resubmissions after comments were causing delays in the construction process. These delays not only took longer, but added additional carrying costs to cover those delays. 2nd Wave Development needed a preemptive approach to permit application submissions that would reduce, if not eliminate, comments and revisions in order to keep their timelines on track.

Solution

Pre-vetted application research: PermitFlow’s due diligence and research into 2nd Wave Development’s permitting needs turned up a Preliminary Plan Review option. This option, which was previously unknown to the builder, allowed for PermitFlow to submit all needed aspects of the permit application in a ‘pre-review’ process for complete line-of-sight into what was needed for permit approval in the municipality.

Status tracking: Moving away from strict reliance on the municipalities for communicating updates, PermitFlow began providing 2nd Wave Development with strategic progress updates directly through the PermitFlow application. This eliminated the chaotic nature of tracking permit statues through email, spreadsheets and a variety of disparate tools used to understand where a permit application was at in the approval process.

Results

2nd Wave Development utilized PermitFlow with their Summerall project, a large 353 unit luxury apartment property in east Tampa. PermitFlow helped reduce the permit review and approval timeline by an entire month, achieving an approved permit set with no additional comments on the original application. Additionally, this reduction of time saved 2nd Wave Development over $300k in delay-related costs due to permitting.
